NCC to sell logistics project in Gothenburg to ICA Fastigheter

NCC is divesting the Stora Bergstomten logistics project in Arendal for an agreed property value of approximately SEK 290 million. The property, which is being purchased by ICA Fastigheter, will be used as an online retail warehouse for ICA Sweden.

Stora Bergstomten is the fourth phase of the Arendal Green Park project in the Port of Gothenburg. NCC and ICA are developing a new online retail warehouse in the area. ICA Sweden signed a lease for the entire leasable area of approximately 17,200 square meters in April of this year.

“We are seeing increased interest in logistics properties in pace with a growing online retail sector, and Arendal has one of Sweden’s best logistics locations. Our ambition is to develop attractive, sustainable properties through such measures as BREEAM certification in close collaboration with our customers in order to meet their needs. ICA now becoming both tenant and owner is a good example of this,” says Johanna Hult-Rensch, Regional Manager West, NCC Property Development.

The transaction will take the form of a company divestment, with an underlying property value of some SEK 290 million. No rental guarantees are included in the divestment. The property is expected to be completed in the fourth quarter of 2020, and will then have a positive impact on earnings in NCC Property Development.

“The acquisition is in line with our strategy of creating an infrastructure for ICA’s logistics and online retail. Arendal is a strategically important location that will make it easier and more efficient for ICA stores to coordinate picking and delivery in a shared online retail warehouse,” says Lena Boberg, CEO of ICA Fastigheter.

Arendal is located adjacent to the Port of Gothenburg and alongside Highway 155, with an excellent signage location. NCC has developed several logistics projects in Arendal, and planning for the next phase has now begun.

NCC aims to minimize the project’s environmental impact and to certify the property under the BREEAM international environmental certification system.
