SBB sells public office buildings for SEK 4,892m and acquires project property in Gothenburg for SEK 400m
Samhällsbyggnadsbolaget i Norden AB (publ) (“SBB”) sells a large public office buildings portfolio to Nyfosa AB for SEK 4,892m. The agreed property value corresponds to the latest valuation. SBB has thus far divested properties for a value totalling SEK 10.62 billion since 23 December 2019. Furthermore, acquires SBB the project property Gamlestaden 2:8 in Gothenburg for SEK 400m.
The properties included in the transaction comprise a total of approx. 303,000 sq.m. distributed among 38 properties. The portfolio comprises the properties: Bälgen 9 i Arboga; Tyra 13 & 14 i Borlänge; Viljan 2 i Eskilstuna; Kobbegården 6:136 i Göteborg; Dahlberg 31-33, 52, 60, 61, Rügen 50, Sparre 3, Stumholmen 2:1, 2:21 i Karlskrona; Fängelset 5, Hunden 12, Södra Kasern 2 i Kristianstad; Uroxen 15 i Kristinehamn; Botulf 4 i Köping; Haren 15, Hermelinen 15, Porsön 1:403, Spiggen 4 i Luleå; Byrådirektören 3 i Malmö; Eken 12, Kassetten 1, Läraren 6, Telegrafen 2 i Motala; Lärkan 10 i Skellefteå; Tackan 9 i Sollentuna, Hvitfeldt 22, Solbacken 10 i Uddevalla; Vilunda 6:59 i Upplands Väsby; Boländerna 5:2 i Uppsala; Mon 13 i Värnamo; Gaslyset 2, Kungsängen 12, Lea 15, Samuel 1, Sigurd 5, Sigvald 5, 6, Västerås 1:199 i Västerås; Vindhjulet 3 i Örebro. The rental income amounts to approximately SEK 402m. WAULT is 2.3 years.

The transaction is conditional upon the buyer aquiring necessary bank financing and approval from the Swedish Competition Authority. The financing condition must be resolved no later than 30 June 2020. Closing is scheduled for 15 July 2020 but may be postponed to 17 August 2020.
