Value creation by SBB through the development of building rights - 12,000 sqm of new building rights

Within the property Holmsund 4:1 owned by Samhällsbyggnadsbolaget I Norden AB (publ) (“SBB”) and in close cooperation with Gävle Municipality, SBB has developed a new zoning plan which, after a quick and efficient planning process, has now gained legal force.
The purpose of the zoning plan has been to enable densification of the area with approx. 180 new energy-efficient homes within mainly unused parking areas. The detailed plan allows for new residential developments up to seven floors and includes approx. 11,750 m² BTA.

Falun
Between 5 April 5 and 4 May 2023, the zoning plan for the Born area is under review. The new district is located within the SBB property Falun 9:22.
The zoning plan is being developed in conjunction with Falu Municipality and mainly contains residentials but also services, a preschool, recreational areas and a park where the cultural environment in the area is made visible. In total, SBB's part of the plan, which is one of the largest ongoing planning processes within the Municipality, covers approx. 70,000 BTA, which is estimated to contribute with approximately 600 new homes. The zoning plan is expected to gain legal force during 2023.

Skellefteå
During April, SBB and Skellefteå Municipality's zooning plan for ‘Sjungande dalen’ has been out for consultation. The area is in an attractive residential location next to both local services and recreational areas. In total, the new area is estimated to cater for 250 new homes. The plan is expected to gain legal force during 2023.
