Slättö divests completed residential project in Barkarby, Stockholm region

Slättö has signed an agreement to divest a newly developed residential property in Barkarby, Järfälla, to CapMan. Barkarby is one of the fastest-growing areas in the Stockholm region.

The property was completed in 2025 and comprises a total of 409 rental apartments with a leasable area of approximately 18,300 sqm, including commercial premises and parking spaces. The property is aligned to the green criteria of the EU Taxonomy and has energy class B.

In recent years, Barkarby has emerged as an attractive residential area with a wide range of services, proximity to retail and good public transport, which will be further strengthened by the future extension of the metro and improvements to the E18 motorway. The location offers quick access to central Stockholm and Arlanda airport, which contributes to long-term and stable demand for rental housing.

The project has been developed with a focus on modern and space-efficient apartments, and low energy demand. It is located in a newly built urban neighborhood with proximity to green areas, retail and public transport, which makes the property attractive to a broad tenant base.

Residential remains one of Slättö’s highest-conviction segments, supported by long-term urbanisation, favourable demographics and limited new construction. In the Swedish residential market, sentiment is improving, foreign capital has re-entered with a focus on newly built products in major cities, and prime yields have stabilised and started to compress. Fundamentals support rent and price growth, especially in the greater Stockholm region and other locations with strong labor markets.

Through its funds, Slättö manages a residential portfolio of approximately 9,000 apartments across Sweden, Finland, and Denmark, with a total lettable area of around 476,000 sqm, focusing on sustainable and long-term attractive living environments. The portfolio also includes 133,000 sqm project development.
