Laakso Joint Hospital project – construction of the Ohkola hospital building begins

SRV, Kiinteistöosakeyhtiö Laakson yhteissairaala (real estate company), the Laakso LATU consortium, the UNITAS consortium and Granlund have signed a contract for a forensic psychiatry hospital building that will be built in the Ohkola district of Mäntsälä as part of the Laakso Joint Hospital project. The contract for the new building in Ohkola is worth about EUR 38 million and will be entered into the order backlog in June 2024.

The new contract is part of the Laakso Joint Hospital project, which is worth approximately EUR 800 million in total, and which is being recognised in SRV’s order backlog in stages between 2022 and 2030. The project will not tie up any of SRV’s equity, and is one of the collaborative business construction contracts that have been transferred to SRV’s order backlog this year after the projects’ development phases. SRV is also working on a number of other large-scale public contracts, such as the construction of an annex to the National Museum of Finland in Helsinki and the Sammontalo community centre in Lappeenranta.

The City of Helsinki and HUS will redevelop the Laakso Hospital area from 2022 to 2030. This project will include a new main building with 772 hospital beds. Hospital activities in the new and renovated buildings will begin in stages from 2027. The project will also build a new forensic psychiatry hospital building in the Ohkola district of Mäntsälä. The new single-storey building will be located next to the existing one and have a gross area of about 8,000 square metres. It will house Ohkola hospital’s existing operations and have capacity for 56 patients. Construction is scheduled to begin during the summer, when the area will be cordoned off and the construction site will be established. According to the current plans, the new Ohkola building should be completed in spring 2026.

Long-term collaborative project progressing on schedule — user’s representatives closely involved

The Laakso Joint Hospital project is progressing on schedule, and the large-scale excavations being carried out in the hospital area, both above and below ground, are now entering the final straight. “The Ohkola project is an excellent example of teamwork. Every stone has been turned together with users and the alliance to find the best possible implementation solution. We can now happily begin turning the plans into reality. The Laakso Joint Hospital project as a whole has also progressed excellently. The construction of the frame of the northern section of the main building, which began in January 2024, is well underway. Currently, approximately 400 employees are working on the construction site,” says Ossi Inkilä, who is both the Alliance’s project manager and a unit director at SRV.

The Laakso Joint Hospital’s future users – personnel from HUS and the City of Helsinki’s Social Services, Health Care and Rescue Services Division – are playing an important role in the project. They are working closely with the designers, builders and client. This will ensure that the end result meets the needs of personnel, patients, customers and their relatives. The design process involves building model rooms in order to simulate hospital activities and ensure that the premises are functional.

“Collaboration within the Alliance has gone very smoothly. Construction of the Ohkola hospital subproject is now being launched. All members of the Alliance were closely involved in the development phase, working closely together to identify the best ways to ensure a high standard of workmanship and meet our financial targets. We’ve also developed several other subprojects,” says Marko Virtanen, Managing Director of Kiinteistöosakeyhtiö Laakson yhteissairaala (real estate company).

Lifecycle objectives drive design, engineering and implementation

The new buildings in the Laakso Joint Hospital project are being designed and implemented to achieve an energy efficiency rating that is at least 10% better than the national regulatory level and complies with the EU Taxonomy (a sustainability classification system). The project also involves renovating two existing buildings, including energy-efficiency improvements.

SRV announced the signing of the alliance agreement in a stock exchange release in April 2021, when the value of the project was estimated at around EUR 730 million. As the costs have increased since the time when the customer's first cost estimates have been completed, the value of the project for SRV is now approximately EUR 800 million.
