SRV-developed Kalasatama health and wellbeing centre sold to a German special fund

SRV has sold the health and wellbeing centre it is developing in Kalasatama, Helsinki. The buyer is a special fund managed by Deka Immobilien. The parties signed the agreement on 5 August. The health and wellbeing centre will be built next to the Kalasatama centre REDI which is already under development. Construction is due to start in July, and the centre is expected to be finished in late 2017. According to an agreement signed by the parties, the transaction price will remain confidential.

“More than 20,000 people are expected to live in the Kalasatama area in the near future, and this new health and wellbeing centre will be a significant addition to the service offering available in this part of the city. The services will complement those that will be offered in the REDI shopping centre and form a sophisticated package that is unmatched in the metropolitan region,” says SRV's Juha Toimela, Vice President, Business Operations, Finland.

Most of the future health and wellbeing centre’s premises are leased to the City of Helsinki who will hold a long-term (20 year) lease as tenant. The centre consists of a basement and six floors for different health services. The layout is unusual as staff access routes and patient waiting rooms are separated to increase efficiency for both employees and customers. The building will feature a total of 18,200 square metres of leasable space and will be built on a site located north of REDI, on Työpajankatu street.

SRV will develop the health and wellbeing centre as part of the Kalasatama centre development agreement signed in 2011. The future health and wellbeing centre will be built to meet the criteria of the LEED environmental certification system. The energy-efficient building standards will translate to low operating expenses for the property. Helin & Co Architects, who designs the REDI centre, will be tasked with the design of the centre. Leimdörfer acted as SRV's advisor in the sales process.
