SRV starts the renovation of historically important Lahti City Hall as an alliance project

SRV and Lahti Premises Department have signed an implementation phase contract for the renovation and modernisation of Lahti City Hall. The cost estimate for the alliance project is about EUR 22,19 million, and SRV’s share is about EUR 19,1 million. Following the decision to start implementation, the project will be recognised in SRV’s order backlog in June. Construction will start in summer 2021 and the building is ready for use in spring 2023.

The parties to the alliance are SRV for the implementation, and three architect firms – Davidsson Tarkela Oy, Granlund Oy and Ideastructura Oy – for the design and engineering. During the development phase, which started in the spring of last year, most of the planning work for the project has been completed and preparations for implementation have begun. When moving to the implementation phase, the actual construction work will start with earthworks and light demolition work.

“We are excited to start the renovation of Lahti City Hall. We will modernise the building while respecting its historical origins. Lahti City Hall is a historically and architecturally important building, which also has value with regard to the cityscape. We have previously carried out demanding renovations at many historical properties, such as Tiedekulma (Think Corner) and the Kaisa Building for the University of Helsinki, Brondankulma, and the Helsinki City Theatre,” says SRV’s Jouni Forsman, Senior Vice President, Business Premises, Helsinki metropolitan area.

The total area of the renovated building is 5,800 m2. The building has four floors, with the lowest floor being partly below ground level and the top floor extending into the attic space. The aim of the renovation is to bring the technical building systems up to date and transform the premises to meet the current space needs and functional requirements.

The renovation will be carried out by preserving the building’s historical elements representing different eras while improving the functionality of the building and making it more comfortable and accessible, so that the building can be used more actively by the city’s residents in everyday life. A significant part of the project is to cover the inner court the building, which will enable more versatile use of the inner court and more equal accessibility of the building.

“During the development phase of the project, we have done a lot of work to outline the technical, building protection and operational whole of the project. The town hall is a culturally and historically significant building, the handling of which requires multidisciplinary expertise. The collaborative procedures of the alliance have proven to be appropriate for the complexity of the project. With the cooperation of designers, implementers and the client, we will achieve the best possible outcome,” says Sari Honkanen, Project manager, Lahti Premises Department.

Designed by Eliel Saarinen and completed in 1912, Lahti City Hall was and is a truly multipurpose space, housing many functions related to the city's governance and development. The building stands at the other end of the city’s ceremonial axis of Mariankatu street, which is on the list of cultural environments of regional importance and the list of built cultural environments of national importance. The last remaining original function is the council hall, which serves as the setting for the City Council and City Board's meetings as it has done throughout the building’s 107-year history.
