Tokmanni to enhance its supply chain with a new warehouse building

With its new warehouse building, Tokmanni will centralise its logistics function in Mäntsälä, Finland. The goal is to improve the company’s profitability by renewing its logistics and supply chain and enhancing efficiency.

Located in the immediate vicinity of Tokmanni’s current administrative and logistics centre in Mäntsälä, the new warehouse building will be implemented gradually. The first section will be brought into service in the summer of 2023, and the building will be completed in the spring of 2024. With a total area of around 55,000 square metres, the new warehouse building will replace the three warehouse facilities that Tokmanni has leased outside its Administrative and Logistics Centre in Mäntsälä. The total value of the investment is estimated at EUR 60 million.

“By renewing our logistics and supply chain, we can provide our customers with a wider range of products and improve availability in our stores and online. With improved logistics, we will continue to be able to ensure low prices for our customers,” says Mika Rautiainen, President and CEO of Tokmanni.

“If necessary, we can expand and further develop our new warehouse building in accordance with Tokmanni’s future needs. The new warehouse building also allows for increased automation in logistics operations. Special attention has been paid to the environmental impacts of its construction and use. The new warehouse will be built in line with the BREEAM criteria for environmental certification at the Very Good level,” Rautiainen adds.

Mäntsälä is an ideal location for Tokmanni’s logistics

The leased municipal land for the new warehouse building is located in the Kapuli business district of Mäntsälä, in the immediate vicinity of Tokmanni’s current Administrative and Logistics Centre, which has a total area of 74,400 square metres. Mäntsälä is an ideal location for Tokmanni in terms of its store network and logistics.

“We are very pleased that Tokmanni has decided to centralise its logistics operations in Mäntsälä,” says Hannu Laurila, Chief Executive of the municipality of Mäntsälä. “This project is very important for the municipality, as well as being the all-time largest individual investment in Mäntsälä. Mäntsälä is known for its ability to serve the needs of various businesses in a flexible and agile manner. This project has also been successful, thanks to Tokmanni, of course, but also to the other operators of our local authority corporation, namely Nivos and Mäntsälä Business Development. Nivos will supply a fossil-free district heating solution based on waste heat recovered from the data centre, in addition to water supply, electricity and optical fibre connections, for example.”

Fira will serve as the main contractor of the construction project

Tokmanni and Fira have signed a contract on the construction of the warehouse building. Fira has broad and varied experience in implementing similar projects.

“We are enthusiastic about continuing our cooperation with Tokmanni in the production phase,” says Henri Mämmi, Director, Commercial Construction at Fira. “Our highly competent and experienced team have contributed to the design solution. Now we can also contribute to the construction phase, during which we will be using tried-and-tested standardised solutions. Our cost model expertise played a major role in the project planning. We optimised and modelled costs for various investment options to provide Tokmanni with the best possible support for its investment decision.”

Tokmanni will sell the new warehouse to NREP after its completion

Tokmanni has entered into a project agreement with NREP, a real estate investment and development company. Once the warehouse building is completed in 2024, it will be sold to NREP, which will become Tokmanni’s lessor under a 20-year lease.
