The go-ahead for Kallebäcks Terrasser
Gothenburg’s politicians have given the go-ahead for the development of Kallebäcks Terrasser. The City Council adopted the zoning plan yesterday that will make it possible for Wallenstam to construct 1,800 new apartments as well as areas for offices, retail, restaurants, nursery schools and a school in the district. Together with the City of Gothenburg and the Swedish Transport Administration, a pedestrian and cycle bridge is planned over to Mölndalsvägen as well as a car ramp, or so-called flyunder, at Kallebäcksmotet that will relieve traffic and improve accessibility to the area.
“Finally we are approaching the start of construction of Kallebäcks Terrasser. We expect to be able to start the construction of the first blocks later this year. Here we will create a new pleasant and lively area with meeting places, housing, offices, retail space and services, says Marina Fritsche, Regional Director at Wallenstam.
Kallebäcks Terrasser has got its name from the differences in altitude and natural terraces that the development and nature contribute to. The area will be developed in stages with the first occupation in 2021. The construction of the first rental apartments will start in the part that borders the hill. Meanwhile, a commercial property will also be built along the E6/E20.
“Kallebäcks Terrasser has an optimal geographical position and now we are going to further improve the accessibility together with the City of Gothenburg. In addition, future tenants will have access to a car and bike pool with special vehicles and a number of other mobility benefits through a unique mobility program. It should be easy to live and work here,” says Marina Fritsche.
In 2014, Wallenstam started the work on the property Kallebäck 3:3, previously an Arla creamery. The total area of the property is just over 100,000 square meters and when fully developed it will be home to about 1,800 families and a workplace for many people.
The area is already accessible through the meeting place Mitt i Kallebäck where children and local residents have been involved in the development of a mini parkour playground and a pump track. There is also an obstacle course on the hill that is open all year round and a new bbq area with a view over all of Gothenburg. Kallebäcks Terrasser’s first phase is part of the BoStad2021 initiative.
