Together, Balder and Serneke will develop approx. 200 apartments in Umeå. The recently awarded land allocation is the starting shot for Balder’s establishment in the city and provides an opportunity for Serneke to boost its presence in Norrland’s largest growth area.

Balder och Serneke have been awarded a land allocation by Umeå Municipality for an area in the Tomtebo Gård district, one of the largest housing projects in Umeå. The joint proposal from the companies involves approximately 200 apartments, both rental and tenant-owner’s apartments of varying sizes, from studio to 4 bedrooms and between 25 – 130 square metres. A number of terraced houses are also included in the proposal for the area.

A great focus has been placed on both environmental and social sustainability aspects in the proposal, where energy solutions involving solar cells and recycled heat from wastewater as well as the choice of non-toxic and recyclable building materials are included. The social and health qualities of the area’s outdoor environments are also prominent in the proposal, where green courtyards, opportunities for movement and meeting places have been prioritised. The project is being carried out and certified according to the requirements for Miljöbyggnad Silver rating. The proposal’s sustainability ambitions have also been highlighted in the Municipality’s reasons for awarding the allocation: “Their proposal is well aligned with the zoning plan and the design programme, and has ambitious sustainability goals.”

“It feels really great, together with Serneke, to have been entrusted with the task of realising this excellent housing project. This will also be Balder’s first establishment in Umeå, which is a very exciting and eagerly awaited step,” says Emil Engelbrektsson, Head of Swedish Property Development at Balder.

“We have several excellent collaborative projects with Balder all around the country so it feels very nice that we can also present a large project together in Umeå. In Serneke’s expansion in our northern region, Umeå is a natural growth area to be in and where we can now boost our presence,” says Mikael Thorgren, Regional Manager at Serneke Sweden.

After signing the land allocation agreement, the parties in the first phase shall develop the proposal further to secure a building permit. Construction start is planned for spring 2022 and the apartments are expected to be completed from year-end 2023 and onwards.

White Arkitekter and Tyréns have been involved in developing the proposal.
