Hufvudstaden welcomes Cirio to Vildmannen 7
Hufvudstaden has closed leases with its first tenant for the Vildmannen 7 property in Bibliotekstan. The Cirio law firm will move in to premises of about 2,200 square metres at Biblioteksgatan 9 by summer 2023.
The rebuilding of Vildmannen 7, which was destroyed by fire, is in full swing and a completely new building is emerging inside the 120-year-old stone facade. There is a great deal of interest in the unique property from both the public and from potential tenants. Cirio will not only be Vildmannen’s first but will also be its largest tenant. With its 2,200 square metres, it will occupy all office space between the second and fifth floors facing Biblioteksgatan.
“We needed new premises and Vildmannen 7 is the place we have been searching for and meets all of our needs for a modern and social space. Just like us, Hufvudstaden has set very high standards for sustainability. It is a fascinating property with an exciting history in the best possible location and it feels wonderful to continue our journey and create a new office together with Hufvudstaden,” says David Frydlinger, Managing Partner at Cirio.
At the new Vildmannen 7, cultural history meets modern, high-quality architecture, which is evident in the choice of material throughout the property. The building has a timeless design and a functionality that will allow it to continue to serve for at least another 100 years.
“I’m very pleased to welcome Cirio as our first tenant to the new Vildmannen 7. It is an important milestone to once again fill the property with people and activities. Many of us have been working hard for some time to recreate the property and I am very proud of our achievement. The property is unique and makes a strong contribution to the special feeling in the Bibliotekstan district. We are now looking forward to working with Cirio to adapt the premises to suit its business,” says Anders Nygren, President of Hufvudstaden.
Cirio is one of Sweden’s leading business law firms with about 130 employees. The firm’s expertise is in transactions, operational law, bankruptcy and disputes, as well as in growing areas such as digitalisation, renewable energy, life science and real estate.

Brief history of Vildmannen 7:
The property was built between 1895 and 1897 and the unusual facade in richly ornamental Roslagen sandstone has been compared to a medieval castle.
The architect was Erik Josephson (1864–1929), who was inspired by contemporary English architecture. National Romanticism is clearly visible in the arched frieze and the pointed spires that accentuate the property’s corner towers. The building is decorated with ornamental flowers and the entrance door from Biblioteksgatan (that survived the fire as it was being restored at the time) contains reliefs representing various crafts and trades. These were created by the eminent sculptor Christian Eriksson.
Hufvudstaden acquired the property in 1918 and the building has been developed and carefully changed over the past one hundred years. In November 2017, an extensive fire broke out in the Vildmannen 7 property. The inside of the property was completely destroyed, but it was gratifying that the original stone facade was saved. Work is now under way to erect a new building inside the 120-year-old facade.
