SBB and Kåpan Pensioner form JV and invest in Hemvist to increase housing construction and continue to work for sustainable housing development

The investment enables even more active management to achieve the highest possible satisfaction among the tenants. Hemvist will own and manage the properties Sveafastigheter produces and manages in Mälardalen, where Kåpan is already the main financier. In connection with the formation of the JV, SBB is also selling properties of SEK 613 million to the JV (269 apartments) corresponding to the latest external valuation and ongoing projects of 1,270 apartments which as of Q4 2020 were valued at SEK 1,377 million in Samhällsbyggnadsbolaget i Norden AB's (“SBB”) balance sheet.

Hemvist is planning a major investment in new construction by using SBB's wholly owned subsidiary Sveafastigheter's large building rights portfolio in Stockholm and the Mälardalen region. This means a continued expansion of housing that promotes sustainable societal development where the company has the opportunity to influence and make a difference - socially, economically and environmentally.

"We look forward to driving sustainable housing development further together with SBB. Together, we create the conditions for efficient management with extensive knowledge of how to create economically, socially and environmentally good housing areas," says Marie Giertz, Head of Asset Management, Kåpan Pensioner.

"Sveafastigheter has a reliable and proactive management. In collaboration with Kåpan Pensioner, we can increase the delivery further to provide the best possible management to our tenants and deliver more new tenancies to Stockholm," says Ilija Batljan, CEO and Founder, Samhällsbyggnadsbolaget i Norden AB.

Sveafastigheter's portfolio consists of dialogue-developed and site-specific properties where long-term and sustainability characterize the homes and residential areas. An example is Neptun in Västerås - Sweden's first apartment building built with plus energy technology, which means that properties produce more energy than it uses. A similar technology was used when Hydran was built in Västerås, a climate-smart housing for the over fifty-fives with a focus on community. In 2020, tenants moved into Cykelkungen- Uppsala's first rental apartment building with zero car parking spaces:  a way to simplify climate-smart choices in everyday life, such as taking the bike instead of the car.

"With Hemvist we can get closer to our tenants and work even more actively for the highest possible well-being and satisfaction," says Viktor Mandel, CEO, Hemvist and Sveafastigheter.

Sveafastigheter will continue to develop housing according to the specific needs of municipalities and places. Right now, for example, housing is being developed in Rågsved, where Sveafastigheter together with White Architects have developed the Barnbo concept. These are homes developed based on children's health, development and well-being, and where single parents will have priority for the apartments via Sveafastigheter's housing queue.

Post the transaction between SBB and Kåpan, Hemvist will have 988 apartments under management, and 1,270 apartments under production.
