Corem divests in Borås for SEK 320 million

Corem has signed an agreement for the sale of part of the property Skruven 3 in Borås at an underlying property value of SEK 320 million.   The part of the property that is being sold consists mainly of retail space with a rentable area of approximately 19,000 square meters and a rental value of approximately SEK 23.5 million.   The property, located in Ramnaslätt's industrial area next to national highway 40, was developed by Corem in 2018 and offers a trading place for craftsmen and professionals. The largest tenants are Hornbach, Bevego and Snabbgross.   Planned

Corem divests in Sigtuna and Stockholm for SEK 100 million

In two separate deals, Corem has signed an agreement for the sale of three properties in Sigtuna and a site leasehold in Stockholm for a total underlying property value of SEK 100 million, which is in line with book value.   In Sigtuna, the properties Broby 11:6, Broby 12:6 and Broby 12:9 are divested, and in Stockholm the site leasehold to Domnarvet 11, located in the Lunda industrial area, is divested. The properties mainly consist of areas for warehouses and offices with a total lettable area of approximately 7,160 square meters and a total rental value of SEK 9.4 million.

Corem has signed a five-year lease agreement with the Swedish technology company Mycronic for 6,038 square meters in the property Helgafjäll 5 in Kista north of Stockholm city. Corem has signed a six-year lease agreement with the Swedish Coast Guard for 3,557 square meters in the property Majorna 219:7 in Gothenburg. The premises will accommodate the Swedish Coast Guard's Gothenburg office with workplaces for approximately 90 employees. Move-in is planned for the second quarter of 2026.The property Majorna 219:7 is located along the Göta River in the Majorna district, just outside the congestion tax zone, with good public transport and good parking facilities. It also has a good signboard position towards the arterial road Oskarsleden and the river.

On 12 April 2024, Corem Property Group AB (publ) (”Corem”) announced an issue of a senior unsecured green bond loan of a total of SEK 500 million within a framework amount of SEK 2 billion. In two separate deals, Corem has signed agreements for the sale of a leasehold in Kalmar and a property in Västerås for a total underlying property value of SEK 107 million, which is in line with book value.   In Kalmar, the leasehold for the property Matrosen 1 is sold, and in Västerås, the property Omformaren 6 is sold.   The properties have a total lettable area of approximately 12,000 sq.m. and a total rental value of SEK 13.3 million.   Matrosen 1 was transferred on 31 May and transfer of possession of Omformaren 6 is planned for 1 October 2024.     Corem
