Corem updates on net letting for 2024

Corems net letting for the first three quarters of the year amounted to SEK 99 million. During the fourth and last quarter of the year, the pace has continued to be high. For the year, a net letting of around SEK 61 million is indicated, during the quarter driven by lettings mainly in New York, Stockholm, Linköping, Malmö and Västerås.  The negative net letting of the quarter can mainly be attributed to one of Ericsson’s leases in Kista which has been terminated and implies a decrease of 33,000 sqm per 2025-12-31. As a result, Corem's total annual contract value for all signed leases in the US amounts to approximately USD 23 million and the occupancy rate in the project properties 1245 Broadway and 28&7 hereby amounts to 77 and 95 percent, respectively.In the property 1245 Broadway, a lease has been signed with fintech firm Aegis Venture Partners for a total of 495 square meters. Corem has signed an additional five new lease contracts for a total of 3,362 square meters in New York. Corem has signed an agreement for the sale of part of the property Skruven 3 in Borås at an underlying property value of SEK 320 million.   The part of the property that is being sold consists mainly of retail space with a rentable area of approximately 19,000 square meters and a rental value of approximately SEK 23.5 million.   The property, located in Ramnaslätt's industrial area next to national highway 40, was developed by Corem in 2018 and offers a trading place for craftsmen and professionals. Corem divests in Sigtuna and Stockholm for SEK 100 million

In two separate deals, Corem has signed an agreement for the sale of three properties in Sigtuna and a site leasehold in Stockholm for a total underlying property value of SEK 100 million, which is in line with book value.   In Sigtuna, the properties Broby 11:6, Broby 12:6 and Broby 12:9 are divested, and in Stockholm the site leasehold to Domnarvet 11, located in the Lunda industrial area, is divested. Corem has signed a five-year lease agreement with the Swedish technology company Mycronic for 6,038 square meters in the property Helgafjäll 5 in Kista north of Stockholm city.
