Hemsö and Hoivamme develop a nursing home portfolio of EUR 50 million

Hemsö has formed a strategic partnership with the Finnish care operator Hoivamme, which provides elderly care. Hemsö and Hoivamme have signed a framework agreement whereby Hemsö finances the development projects and will become the long-term owner of the properties. Hoivamme will sign 15-year leases for the completed properties.The companies' current agreement involves the construction of 10–12 nursing homes with a total investment of EUR 50 million. Hemsö is acquiring 1.53 per cent of the shares in University Properties of Finland Ltd and will become a minority shareholder. The investment amount is EUR 15 million, or EUR 389 per share.University Properties of Finland (Suomen Yliopistokiinteistöt Oy, SYK) is owned by the Finnish state and the nine universities that also rent the premises of the properties owned and managed by SYK. Hemsö borrows SEK 2.7 billion with focus on sustainable financing

During the first quarter of 2022, Hemsö has issued sustainable bonds in the amount of SEK 1.4 billion and has borrowed the equivalent of SEK 1 billion from the European Investment Bank (EIB). In addition, SEK 300 million has been issued in traditional bonds.Of the total amount, SEK 1.7 billion was issued in the Swedish bond market with maturities between 2 and 4 years. Hemsö updates its financial policy

Hemsö has updated its financial policy with respect to loan-to-value and interest coverage ratio.Hemsö´s loan-to-value should long-term be below 60 per cent (previously 70 per cent) and the interest coverage ratio should be above 3,0 times (previously 2,5 times). As per 31st December 2021 the loan-to value was 54,3 per cent and the interest coverage ratio was 5,7 times. Hemsö is continuing to grow in Germany and is acquiring two nursing homes in the state of Bavaria. Hemsö has improved its results considerably in this year’s Global Real Estate Sustainability Benchmark (GRESB) index and been named Global Sector Leader in Development Health Care.The results of the 2021 edition of GRESB were presented in October. The SEK 1 billion financing will support the new construction and redevelopment to highly energy efficient standards of social infrastructure.
