I would like to sum up this unusual year by offering a big thank you to our tenants, our employees, our business partners and, not least, our shareholders. Now we are turning our attention to the path ahead, mindful of the challenges we face but also with the resolve to continue to take charge of our future and develop our business. I am optimistic about the future and have a clear ambition to continue to build long-term value.
No one is unaffected by the pandemic. As existing trends accelerate and new trends arise the challenge is to continue working towards our goals, efficiently and with boldness. We have delivered a strong result for the third quarter and an increase in net leasing. Looking ahead, we see many opportunities to create long-term value for our cities, tenants and shareholders
We want to create sustainable cities. The fact that our green initiatives within the business can now be financed under our new framework is gratifying and it strengthens our position as a responsible company and the overall sustainability work. The long-term goal is for all our commercial papers to be green.
The first half of the year has been good. Several new build projects that will add a further dimension to our business are well under way, and we are cutting our costs and increasing the value and quality of our portfolio. Diös has a unique position and a well diversified property portfolio that continues to generate strong and stable cash flows.
We want to make life in the city better for everyone. To succeed, we need to know what is being demanded across the whole range of stakeholders, from residents to visitors to the city. We have the will to push things forward together with our tenants, the local authority, other property owners and other stakeholders. Growth drives profitability and value – for our tenants, our shareholders and ourselves.
With a clearer focus on generating growth through a long-term and responsible approach, we will drive urban development to create value for our shareholders, our tenants and our cities. By placing the emphasis on relationships and by seeking to understand the future, we are continuing our mission to create Sweden’s most inspiring places.
Developing our existing spaces and creating new spaces where the infrastructure is already in place is a sustainable long-term approach. As the market-leading player in all our cities, we are in a strong position to drive this development. Our position is unique, and I am very optimistic about all the opportunities we have to continue to create value for our shareholders and tenants and our cities.
We are convinced that location is key. For us as a property owner with a strong presence in the city centre, the challenge is to create new environments for consumption that can be remodelled ever more frequently. Coupled with our strong cash flow and unique position, our centrally located properties put us in an ideal situation to create attractive premises for continued growth.
In our priority cities, we strive to be the first choice for tenants by really making a difference. Providing more than just space is becoming increasingly important. We add value by listening to and understanding our tenants and the needs in our cities, along with creating vacancy chains and attractive venues. Sustainable urban development creates growth for us and, ultimately for our shareholders as well.
- The real estate industry faces major challenges in the changing needs and behaviors we see in the market today. Mia has participated in the digital transformation that the music and media industries have undergone and which is ongoing in the real estate industry. We need new knowledge and new influences. Through Mia, we strengthen our competency in management and create better conditions for meeting and understanding the real estate market and our tenants' new opportunities and changing needs
We have a first-rate organisation that is already performing strongly, yet we also see many more opportunities. Having completed a successful 2017 and armed with a constant ambition to improve, we will continue to deliver increased cash flows and attractive return for our shareholders also in 2018.
The ambition was to issue SEK 600 million today and we are very glad to see the good demand for our commercial papers. The long-term target is to have an outstanding volume that exceeds SEK 1,500 million.
The commercial paper programme gives us both diversification and flexibility in our funding, in a cost-efficient way
The property industry is facing many challenges, and I believe the key factors for meeting these challenges is that we listen to our tenants, and that we create products, services and solutions that meet their changing requirements. Our focus on urban development, deals and relationships is aimed at enabling our tenants to grow while building a foundation for our own continued success.
We have taken great steps for reporting on our sustainability efforts for 2016 and it is very enjoyable that we receive this award. Sustainable business in all areas, which generates long-term profitability that takes responsibility for both human and environment, is a key to success. We are convinced that our strategy of sustainable urban development is going to drive growth for our stakeholders, our cities, and not least for ourselves.
We want to enable our tenants and ourselves to grow by engaging in urban development. Diös has taken the step to the next level. I am convinced that by focusing on growth and continuing to drive new deals we will continue to improve our profitability and generate higher returns for our shareholders
Our results for the first quarter are stronger than ever. The positive trend has continued and our market is showing strength, giving us a good base on which to build. By focusing on deal-making and relations we will continue to create value for our shareholders.
The market outlook in our locations is good, there is strong confidence in the future, we have an organization that is clearly moving things forward and we are concluding transactions that will enhance the value of Diös. We have advanced our positions significantly, improving our ability to deliver a high level of service to our tenants and continued robust returns to our shareholders
