With Lokal 12, we are bringing in an operator with documented experience in running high-quality restaurant concepts, which strengthens the offering in Västra Hamnen in a very positive way. It will not only be another pleasant lunch restaurant, but a destination that creates activity both day and evening and contributes to the overall experience in the area. High service and good experiences contribute to increased quality of life and make the working day better for our tenants. It is part of creating quality of working life.

Wihlborgs posted continued growth in the first quarter of 2026. Rental income increased 10 percent to SEK 1,150 million and for the fourth consecutive quarter sets another record. Operating surplus and income from property management also increased compared with the same period in 2025, and the long-term net asset value (EPRA NRV) rose 10 percent over the 12-month period, adjusted for paid dividends.

We are pleased to contribute to creating a cohesive and attractive environment that supports MilDef’s continued development. The project exemplifies how we have been able to meet the customer’s needs through various expansion phases and their desire to consolidate the solution within a single site. At the same time, the project contributes to strengthening Berga, where we see clear demand within the light industrial segment.

This acquisition is fully in line with our strategy to expand in attractive and somewhat more central parts of Copenhagen, where market rents and development potential are expected to increase in the coming years. The property offers high-quality premises in a dense, central and authentic area with great charm and a strong brand—an excellent complement to our offering for existing and new tenants.

At SEK 1.111 million, fourth quarter rental income was the highest to date for a single quarter. Compared with the fourth quarter of 2024, rental income increased 5 percent and the operating surplus 3 percent. Income from property management increased a full 23 percent to SEK 556 million. Even excluding the positive effect of SEK 68 million from positive changes in value for joint venture properties, we experienced a healthy increase in income from property management of 8 percent. In a lettings market that remains mildly cautious, I am happy that our long-term perseverance in maintaining close relationships with our tenants has resulted in another quarter with positive net lettings at SEK 12 million. Overall, this confirms the strength of our business and our work approach.

Börshuset is more than a building; it is a place that holds many memories for Malmö. It is a building with a long history and a strong identity, and our task has been to develop it with respect for what already exists. This has required time, expertise and significant investment, but we believe that this careful and long-term approach will create ripple effects that extend far beyond what we can foresee today. Our hope is that Börshuset will become a place for new collaborations and encounters, further strengthening Malmö’s business community.

The extension with Ericsson and the new lease with the government agency demonstrates how the right combination of location, content, and long-term development creates attractive environments for knowledge-intensive businesses. We have maintained a long-term focus on developing the properties on Mobilvägen, and it is gratifying to see how the area today accommodates a wide range of activities, with Ericsson as one of the key players.

Baravaragruppen has experience, a strong brand and a clear understanding of Helsingborg and what is in demand in different locations and during different seasons. We share an ambition to develop Helsingborg and create vibrant meeting places, and I very much look forward to following their establishment with us.

The character of the Sockerbruket area is now really starting to take shape, with an interesting mix of housing, workplaces, restaurants and cafés. For us, it has been important that these elements are well integrated, for example through a café and restaurant operator that adds value for both residents and those working in the area. With Trafikverket moving into Posthornet, the mix of activities is further strengthened, and we hope that employees will appreciate the central location, the shared terraces with views across almost all of Lund, and the sunny outdoor seating areas.

Werket is designed as a place where people can meet and new innovations can emerge. It carries a fascinating history where many ideas have already been realised, and now a new era with new opportunities begins. The entire neighbourhood will be energised by an increased flow of people and activities. We are genuinely delighted to take this next step together with Media Evolution and strengthen Dockan as an attractive and future-oriented location for companies and entrepreneurs.

We see that more and more companies are looking for reception services, access to shared meeting rooms, convenient local services, and the flexibility to expand or reduce their office space as needed. Werket, with its concept and shareable layout, is perfect to meet these demands. With the renovation, the building gains a refreshed character and becomes a natural gateway to Dockan. We are very pleased that Cloetta is moving here, adding even more color to the area and bringing Dockan another significant office.

That one of the Nordic region’s leading logistics companies chooses to establish itself in Hamncity demonstrates that the area offers the right conditions for modern logistics flows. The long-term development in southern Helsingborg makes the area increasingly important for the region’s business community, and we are pleased to contribute to its growth and support Nowaste Logistics’ continued expansion.

It is positive for the entire city that BrandEye chooses to consolidate its operations here, and it is a strong confirmation of Hamncity’s strategic location and future potential. The combination of modern premises, accessibility and upcoming port investments makes the area highly competitive.

Capio’s establishment strengthens the range of healthcare services in the city centre and is a great example of how our properties can create added value when complementary operations grow side by side. Moreover, it’s an environment that is pleasant both for those who work here and for those who visit.

Wihlborgs once again reported a quarter of growth. During the third quarter, income from property management increased 11 percent and rental income increased 6 percent year-on-year. We had a good level of activity, with new lettings of SEK 66 million and positive net lettings of SEK 6 million. The strong leasing activity over an extended period will gradually fill the vacancies. We now see areas where the vacancy rate has bottomed out and occupancy is beginning to increase.

Helsingborg has truly become a restaurant city, where gastronomy is an important part of its identity and appeal. At Wihlborgs, we want our properties to be vibrant meeting places where business, culture, and people grow together. We’re delighted that a strong profile like Simon Weinberg is establishing here, with a concept that will attract visitors from morning to night, seven days a week. At the same time, we want to extend our sincere thanks to Heat Helsingborg for their great work over the years and their contribution to making this a lively and appreciated place.

NP Innovation is a forward-looking tenant with strong global growth potential, and we are pleased that they have chosen Malmö and Fosie as their base for continued expansion. Demand for modern premises that combine office and production space is high, and Wihlborgs can offer facilities that support both establishment and growth.

Snårskogen 2 was the final and perfect piece of the puzzle that allows us to create a more cohesive structure for operations in the area. By owning the entire block, we can plan spaces and development based on tenants’ needs in an efficient way. On the other side of the city, we are divesting properties that play a more valuable role in enabling another exciting chapter in Helsingborg’s development as a logistics hub. Together, these transactions are well aligned with how we aim to develop and manage our portfolio going forward,

We are continuously developing new ways to reduce climate impact and improve transparency in our reporting. This allows us to clearly track the effects of our initiatives while also identifying new areas for improvement. GRESB, which measures both our actual performance at property level and how we manage our sustainability work, is an important tool and validation in this process.

We are delighted to have found a good solution for Erikshjälpen, which runs an important operation in Lund. It's positive for both Västerbro and Lund as a whole that a building that might otherwise have stood empty will now come to life and bring activity to the area.

It is, after all, the tenants who bring life to a building. Now the character and content of Vista is really starting to take shape, with a great mix of private and public actors, services, and dining. We've had a close dialogue with Sydvatten about how to best adapt the premises to their needs, and we look forward to welcoming them to the building.

Once again, despite a weak economy in a world characterised by geopolitical concern, Wihlborgs has delivered another strong quarter with record rental income, operating surplus and income from property management. Net lettings were positive for the 41st consecutive quarter, plus SEK 24 million. We have also completed the company’s largest acquisition to date totalling SEK 2,425 million in property value and raised the dividend to shareholders for the 19th consecutive year. These records not only demonstrate the strength of our business but also illustrate the organisation’s ability to create long-term value.

Wihlborgs does not aim to be a stock market rocket and is instead characterised by its consistent and sustainable growth over many years. We have maintained a steady course through the financial crisis, a pandemic, recessions and geopolitical turmoil, and have never stood still. Our investments not only create value for us and our shareholders, they also create jobs and boost the attractiveness of the cities in which we are active. This underlines the important role for socio-economic stability and sustainable growth played by the property sector in general and Wihlborgs in particular.

Wihlborgs has taken an active role in developing Sockerbruksområdet to human scale and creating a good mix of operations. Segers Mat will draw people and create activity from morning to evening, becoming an asset for residents and businesses in the entire area.

Wihlborgs is able to deliver a stable quarterly report despite a rapidly changing operating environment. Rental income, operating surplus and income from property management all increased, and for the 40th consecutive quarter net lettings were once again positive at SEK 35 million. This shows that, through various economic cycles, a good market presence and investments in the right locations can still lead to growth.

The urban seaside location together with Dockan’s variety of new and historic industrial buildings, and diverse activities with everything from public sector operations to major head offices imbues Dockan with a special character. The Swedish Agency for Accessible Media will become part of this multi-faceted environment.

Ejby Industrivej has substantial potential due to its location and design. We can both meet the increased demand for larger office premises with good connections and proximity to Copenhagen – and concurrently further develop the property with a long-term perspective to offer the market different types of premises.

We have focused climate targets by 2030 that we need to find healthy balancing strategies to achieve, and as such, it is important to make an early start. Even if we continually strive to keep our emissions to a minimum, we are facing a long transition period ahead during which we will need to climate balance for emissions in our construction projects. We want to pursue this in a credible, tangible and permanent manner, which this agreement makes possible.

Malmö University is a key catalyst for Malmö and the Öresund region’s development and competitiveness, and we are thrilled to have been entrusted with developing more new environments that promote this. The combination of stability, provided through connecting with the location’s history, and flexibility, imparted by the opportunity of adapting to meet new requirements, is in true Malmö spirit. Considerable thought and soul have been invested in this building, and I hope this will be appreciated by students, employees and residents of Malmö.

For us, it is important to have solutions for many different types of companies and that the companies can grow within the building or in the area. A welcoming reception and shared meeting rooms that can be booked as required, instead of having to designate space in their own offices, lowers the threshold even further. Moreover, all of this is located close to public transport with convenient places to park the bike, charge the car or share transport with others. We at Wihlborgs are honoured to manage and enhance historic buildings and to give them new life together with exciting tenants. Magasinet will provide Advania’s employees with an excellent environment within walking distance to Malmö C and allow them to become part of Nyhamnen’s new story, which has only just begun.

Varv is a very exciting venture that will make a mark on the entire district. Both the area itself and the food that will be served will be of high quality with a clear identity and historic connections. We are convinced that Varv will be highly appreciated both by Malmö residents and by visitors.

Rental income for the fourth quarter amounted to SEK 1.059 million, up 9 percent year-on-year and a new record high for income in a single quarter. Income from property management increased a full 23 percent to SEK 452 million now that we are seeing the effects of falling market interest rates. These figures once again demonstrate Wihlborgs’ capacity to generate a strong cash flow.

Wihlborgs is passionate about the Öresund region, and this acquisition allows us to make interesting additions in all three Swedish cities. Good locations, good content in the portfolio under management and development properties in Lund, just where some of our most recent successful projects have been completed. This creates space for additional establishments, which is important for the growth of the city.

There is healthy demand for modern office premises in central Lund and we are pleased to contribute to this offering with a project like Posthornet. It has a good density and an attractive mix of housing and workplaces, restaurants and cafés as well as terraces with views over Lund’s attractive rooftops, all on a nice human scale. It’s a cosy environment that we hope will provide HSB Skåne’s employees the best possible conditions to thrive in and collaborate.

Production, development and innovation are still part of Fabriken1891, just as before, but in a different form. I think it is quite exciting to see how this well-known Helsingborg property is retaining its character, but being filled with new content for today’s needs. It’s not just a building, it’s also a development centre and a community. It’s gratifying that both new and existing tenants recognise the value.

The letting to Smurfit Westrock OnWell shows that Berga is not only Helsingborg’s premier small business neighbourhood, but also a place where companies can grow and develop, which is positive for the entire city. This property will provide Smurfit Westrock OnWell with customised premises in a dynamic area for its employees.

The Fisky Business concept brings a fresh feature to Dockan and nicely complements the restaurants that are currently in the area. The combination of food and beer is something that many people want and will contribute to the sea and urban atmosphere of Dockan.

We are pleased to deepen our partnership with BPC Instruments and that the company is continuing its development in Lund. The new facilities show that there is substantial demand for modern production facilities in combination with offices in Lund. It is positive both for us and for the city as a whole that we can meet this demand. This is also in line with Wihlborgs’ cluster strategy, which entails grouping several properties in the same geographical area. This enables us to offer efficient property management as well as opportunities for tenants with new needs.

Amphitrite will be a building characterised by flexibility, which is important for operations at Malmö University as well as for the location. There will be a variety of teaching and working environments with space for focused work as well as creative exercises for Malmö University’s students and staff. The building itself is also flexible, with the ability to adapt to new needs. It’s genuinely exciting to be part of putting the next piece in place in Malmö’s university cluster and to have a new, unique feature in Malmö’s central cityscape.

To summarise the third quarter for Wihlborgs, we continued to sign new leases with exciting customers, we continued to invest in new and existing portfolios and we continued to focus on our cash flow. Together, these activities have generated good results over time.

The sale of these development rights will transform a vacant site into housing and stimulate variation and life in the area, which will positively impact our operations and the municipality as a whole. Wihlborgs believes in the potential of continuing to develop attractive urban districts in Denmark and sees many opportunities for densification in its Danish portfolio.

It is incredibly exciting to have a strong brand like Thule Group as a tenant here, and that Dockan remains a stronghold for head offices. Dockan has followed, even supported, the positive trend of business establishments in Malmö since the turn of the millennium. This is an area that we have been committed to for quite some time and that is very meaningful for us.
