Hyllie is a city district with high sustainability ambitions and hard-to-beat transportation links, and we want to participate in the district’s further development. It should be self-evident that anyone coming to Vista should be able to do so in a climate-smart and comfortable manner, regardless of whether this is by bike, train, bus or electric car. As such, we are investing heavily in mobility solutions.
These properties comprise healthy additions to areas in which we are already established and where we see continued favourable development opportunities. The acquisition of Sunnanå also secures valuable ground for future projects.
Third quarter net lettings totalled SEK 18 million. This quarter makes 30 consecutive quarters with a positive number. And all four regions contributed positively in every quarter of 2022. If you measure net lettings over a rolling 12-month period, we have never posted such a strong result, plus SEK 154 million. This demonstrates the solid level of underlying demand and indicates the direction for our future revenues.
Over the last few years, we’ve invested considerable effort in gradually improving and environmentally certifying our properties, reducing our climate impact and strengthening our sustainability measuring and reporting, and it’s exciting to see it yield results. The complexity in the report is constantly increasing, so we also need to stay on our toes.

Hasslanda is one of Lund’s most attractive commercial areas and is directly connected to the E22 motorway. Creating room in Lund for a greater variety of segments, particularly in production operations that lead to many jobs, is important for the city’s development as a whole.
Setting requirements for procurement and other purchases is a key governance mechanism for achieving change. Although we have far to go to achieve the overall objectives of climate neutrality, we need to work harder to make a difference in every small step we take. The climate calculations and balances we are implementing in such processes as these will help Wihlborgs, contractors and our customers take better decisions in future projects.
Försäkringskassan is an important tenant for us and we are delighted to be able to offer more space in an exciting environment. We have already completed internal renovations but preserved the frame and the industrial feel that relates to the history of the building.
Two second-hand stores in the same property will give the entire Storgatan neighbourhood a clear sustainability profile. This is a concept that attracts a broad range of customers and we believe it will bring even more life and activity to the area.
The acquisitions are excellent complements to our portfolio and part of our efforts to offer existing and new tenants good office environments close to Copenhagen city centre. The modern premises have a high standard and are well upgraded when it comes to design and technology.
In a turbulent operating environment, Wihlborgs’ business model continues to deliver. The robust net lettings during the most recent quarters continued, with SEK 41 million during the second quarter, and with a record-high level of SEK 109 million in new leases. The level of activity among our tenants is high and where there is activity, there are also business opportunities.
Malmö is incredibly attractive for game developers, and it’s exciting to see the city’s potential for becoming a capital for the European video games industry. Wihlborgs is following this trend closely and we’re pleased to offer an established company like IO Interactive premises for current and future needs.

We’re pleased that Sandberg Development is strengthening its presence in Jägersro with our property. The area is strategically located between the outer and inner ring roads, with good transport links. The exciting mix of small and large companies from a variety of industries gives the area a special dynamic and drive.
These acquisitions allow us to strengthen our existing cluster of properties at Berga and Väla, two sub-areas in great demand and with excellent opportunities thanks to their strategic locations. Our two ongoing newbuild projects, a facility for Doka at Snårskogen 5 in Väla Norra and Berga Flexhus at Huggjärnet 13, also help meet this demand.
The high initial occupancy means we will have good preconditions for planning for the continued development of the property. There is considerable demand for functional offices near the centre of Copenhagen that we are keen on meeting.

It offers modern and space-efficient offices as well as excellent services and transport links. Moreover, the area’s level of collaboration and exchange of knowledge and innovation are also unparalleled.
Berga Flexhus meets the substantial need for modern business premises by facilitating the combination of offices with warehouse or production facilities of various sizes. Flexibility that suits the majority without need for adaptation. It’s not by chance that this investment is being made in Berga, Helsingborg’s largest and most attractive industrial area.
With Skrovet 3, Aspia gains an outstanding office with a first-class view across Dockan and the sea, but also with proximity to Malmö Central Station and a fine selection of restaurants and services. We note that an increasing number of tenants place considerable value on offering an attractive workplace for their employees and that the office is an important part of the entire employer brand.
The acquisition of Österport 7 further strengthens our position in central Malmö. The area is also under constant development, not least through the coming growth in Nyhamnen. This property has an attractive location, interesting volume and, above all, a design that provides flexibility and sustainability over time.
Over the past few years, areas such as working approach, culture and leadership have become increasingly pivotal for the organisation’s growth and development. Anna Nambord has actively followed and driven issues concerning the transformation of the office from mainly concerning square metres and the choice of material to becoming a part of the company’s employer offering and sustainability efforts. I am pleased that we will be able to use Anna's expertise to further gear up our advice on the good workplace.
We followed up the fourth quarter’s record high net lettings with another strong figure of SEK +28 million. All four of our regions contributed positively and the large number of transactions with new and existing tenants collectively continue to generate growth.
Fosie and Jägersro together form Malmö’s largest business district. We have a very low vacancy rate here and great potential for further strengthening our presence in the long term. The letting of Benkammen 16 has improved our opportunities of further developing the property, where we can add additional logistics areas.
We are pleased to be able to welcome SportAdmin to our technically well-equipped, modern premises in a building with a central location. Here, SportAdmin will be neighbouring other digital development companies, such as Fortnox and Avensia.
It is a privilege to be part of Avensia’s development in all the Swedish locations where we operate. Sparven 15 is a historic property that we have carefully renovated and updated with modern and climate-smart technology, ventilation and cooling.
It is particularly exciting that the turf-cutting for Space also represents the start of this special location between ESS and MAX IV, and that it is specifically Oatly with its innovative work and valuable expertise for the area that is set to become the first tenant. This area is particularly important for Wihlborgs since we have a significant and long-term commitment here stretching back to the construction and continued development of MAX IV.
Wihlborgs already has a strong presence in Herlev and is helping to develop an attractive neighbourhood with a mix of homes and workplaces. Now we’re also building a much-needed preschool here. This will allow us to create positive synergy effects within our own organisation and for the local community.
Hybrid solutions are here to stay, which sets higher requirements on leadership, organisation and technological prerequisites. It puts the function of the office in an entirely new light. Workplaces are expected to be even more attractive and designed as meeting places for innovation and development. It’s become an important part of employers’ brands.
During the year, we noted a distinct increase in the activity of our customers. Net lettings for the full year, SEK 115 million, is the highest full-year figure we have ever recorded. For the quarter, net lettings totalled SEK 67 million, which is also a record. “The results in terms of cash flow and value increases have also provided us with a record strong balance sheet.
Länsförsäkringar Skåne’s establishment will contribute to increased neighbourhood vitality and a better service offering for existing tenants. An important part of our ambition for the area is to establish a mix of businesses in our properties, thereby increasing accessibility for the general public. This is also in line with Lund’s objective to create vibrant city districts. This is particularly apparent with the expansive development of Brunnshög, where up to 40,000 people will live and work.

It is gratifying to witness Nyhamnen and Slagthuset developing positively alongside one another and becoming home to new dynamic companies that appreciate creative, central locations. Erik Menved also has modern, fresh offices with high accessibility and good connections that attract new and existing customers. An important part of our business model is that tenants are able to grow and develop in our existing portfolio.
Bregnerødvej is an excellent complement to our existing portfolio in the same area. Since we already have our own organisation on site, we can offer customer’s efficient property management and a high level of flexibility. Strengthening our relationship with NKT Photonics A/S, an important tenant for us, is also positive.
We’ve changed our way of working, strengthened resources in the certification area and focused on raising the level of expertise throughout the organisation when it comes our environmental agenda. Today, our employees are well-informed about how we work with environmental and climate performance, and provide their own suggestions for energy-saving initiatives. This means that we can meet tenants’ needs in an entirely new way. And we’re diligent about informing our tenants about our successes and celebrating these with them.
Vasekær is an exciting development project for us, with the opportunity to set the Wihlborgs seal on the building. Wihlborgs already has a strong position in Herlev, where we’re helping develop a modern, attractive business district.
It is truly gratifying that Inyett realises that Prisma is the right location to be able to grow and develop. Prisma has a location and design that is hard to beat, but is also an increasingly strong meeting place for companies who are looking for innovation, stimulus and collaboration with other players.
Public-sector tenants currently comprise 80% of Wihlborgs’ ten largest tenants. Region Skåne is an important tenant that contributes stability but also adds character to the block. At Hermes, Region Skåne will acquire a completely modern premises in a climate-smart, reused property with a prime commuter location for its employees. Visitors will be met by a welcoming environment and ready accessibility.
Numerous and favourable lettings have resulted in positive net lettings for another quarter. These generated total positive net letting for the period of SEK 48 million. Our strong results, strengthened by one-off payments, provide us with a historically strong balance sheet. I can confirm that Wihlborgs’ business model has fared well during the special circumstances we have been faced with during the past 18 months.
With its focus on sustainability and innovation, Space will become an iconic building in Science Village and Oatly is a very important tenant. The innovation efforts and expertise that Oatly will bring with their establishment will benefit the entire area. Science Village is an area that is particularly important to us since we have a significant and long-term commitment here stretching back to the construction and continued development of MAX IV.
Kvartetten will become a state-of-the-art climate and environmentally-certified office building with a focus on the people that will work there. We are incredibly happy that SPILL, with its high sustainability ambitions, wants to continue its success story at Kvartetten and that we can offer our tenants and visitors sustainable food prepared by recognised chefs.
For Wihlborgs, it was important to choose a European supplier with a focus on a lifecycle perspective. If we can optimise climate benefits by installing panels with a smaller climate footprint, that’s a good investment. We value taking a comprehensive viewpoint in our purchases. Solar cells are an important part of our climate agenda, since they improve the environmental performance of properties and increase the amount of renewable energy in the energy grid in Skåne.
Prisma meets these modern companies’ demands of a good location, flexibility in terms of the design of the office, and stringent requirements in terms of the environment and sustainability.
