Wihlborgs posted continued growth in the first quarter of 2026. Rental income increased 10 percent to SEK 1,150 million and for the fourth consecutive quarter sets another record. Operating surplus and income from property management also increased compared with the same period in 2025, and the long-term net asset value (EPRA NRV) rose 10 percent over the 12-month period, adjusted for paid dividends.

At SEK 1.111 million, fourth quarter rental income was the highest to date for a single quarter. Compared with the fourth quarter of 2024, rental income increased 5 percent and the operating surplus 3 percent. Income from property management increased a full 23 percent to SEK 556 million. Even excluding the positive effect of SEK 68 million from positive changes in value for joint venture properties, we experienced a healthy increase in income from property management of 8 percent. In a lettings market that remains mildly cautious, I am happy that our long-term perseverance in maintaining close relationships with our tenants has resulted in another quarter with positive net lettings at SEK 12 million. Overall, this confirms the strength of our business and our work approach.

Wihlborgs once again reported a quarter of growth. During the third quarter, income from property management increased 11 percent and rental income increased 6 percent year-on-year. We had a good level of activity, with new lettings of SEK 66 million and positive net lettings of SEK 6 million. The strong leasing activity over an extended period will gradually fill the vacancies. We now see areas where the vacancy rate has bottomed out and occupancy is beginning to increase.

Income from property management increased a full 23 percent to SEK 452 million now that we are seeing the effects of falling market interest rates. These figures once again demonstrate Wihlborgs’ capacity to generate a strong cash flow.
Wihlborgs is passionate about the Öresund region, and this acquisition allows us to make interesting additions in all three Swedish cities. Good locations, good content in the portfolio under management and development properties in Lund, just where some of our most recent successful projects have been completed. This creates space for additional establishments, which is important for the growth of the city.

I think it is quite exciting to see how this well-known Helsingborg property is retaining its character, but being filled with new content for today’s needs. The letting to Smurfit Westrock OnWell shows that Berga is not only Helsingborg’s premier small business neighbourhood, but also a place where companies can grow and develop, which is positive for the entire city. This property will provide Smurfit Westrock OnWell with customised premises in a dynamic area for its employees.
The Fisky Business concept brings a fresh feature to Dockan and nicely complements the restaurants that are currently in the area. The combination of food and beer is something that many people want and will contribute to the sea and urban atmosphere of Dockan.
We are pleased to deepen our partnership with BPC Instruments and that the company is continuing its development in Lund. The new facilities show that there is substantial demand for modern production facilities in combination with offices in Lund. It is positive both for us and for the city as a whole that we can meet this demand. This is also in line with Wihlborgs’ cluster strategy, which entails grouping several properties in the same geographical area. This enables us to offer efficient property management as well as opportunities for tenants with new needs.
Amphitrite will be a building characterised by flexibility, which is important for operations at Malmö University as well as for the location. There will be a variety of teaching and working environments with space for focused work as well as creative exercises for Malmö University’s students and staff. The building itself is also flexible, with the ability to adapt to new needs. It’s genuinely exciting to be part of putting the next piece in place in Malmö’s university cluster and to have a new, unique feature in Malmö’s central cityscape.
To summarise the third quarter for Wihlborgs, we continued to sign new leases with exciting customers, we continued to invest in new and existing portfolios and we continued to focus on our cash flow. Together, these activities have generated good results over time.
The sale of these development rights will transform a vacant site into housing and stimulate variation and life in the area, which will positively impact our operations and the municipality as a whole. Wihlborgs believes in the potential of continuing to develop attractive urban districts in Denmark and sees many opportunities for densification in its Danish portfolio.
It is incredibly exciting to have a strong brand like Thule Group as a tenant here, and that Dockan remains a stronghold for head offices. Dockan has followed, even supported, the positive trend of business establishments in Malmö since the turn of the millennium. This is an area that we have been committed to for quite some time and that is very meaningful for us.
