Amphitrite will be a building characterised by flexibility, which is important for operations at Malmö University as well as for the location. There will be a variety of teaching and working environments with space for focused work as well as creative exercises for Malmö University’s students and staff. The building itself is also flexible, with the ability to adapt to new needs. It’s genuinely exciting to be part of putting the next piece in place in Malmö’s university cluster and to have a new, unique feature in Malmö’s central cityscape.
To summarise the third quarter for Wihlborgs, we continued to sign new leases with exciting customers, we continued to invest in new and existing portfolios and we continued to focus on our cash flow. Together, these activities have generated good results over time.
The sale of these development rights will transform a vacant site into housing and stimulate variation and life in the area, which will positively impact our operations and the municipality as a whole. Wihlborgs believes in the potential of continuing to develop attractive urban districts in Denmark and sees many opportunities for densification in its Danish portfolio.
It is incredibly exciting to have a strong brand like Thule Group as a tenant here, and that Dockan remains a stronghold for head offices. Dockan has followed, even supported, the positive trend of business establishments in Malmö since the turn of the millennium. This is an area that we have been committed to for quite some time and that is very meaningful for us.
It is gratifying that our continued focus on ESG is clearly reflected in our performance, and that our measures to reduce our climate footprint and strengthen our measurement and reporting of sustainability, are having an impact. It is also gratifying to note widespread acceleration of sustainability efforts within the industry as a whole. Together we can make a big difference.
Through Posthornet we want to offer flexible, centrally located office premises in Lund that are close to public transportation and services. With its mix of residences, commercial premises, cafés and proximity to Lund Central Station, there is activity in this area throughout the entire day. This is an opportunity to locate right in the middle of the action, with larger modern premises that still retain the character and cosiness of a small neighbourhood.
Even given Börshuset’s long history in the city, it will seize a new position with this upgrade. We want to this to become a place that captures interest and where visitors want to stay a while and linger. As the city grows, including the emerging Nyhamnen area, this already excellent location by Malmö Central Station will become even more attractive. It’s very exciting that Delphi is choosing to establish itself here and to help write the next chapter of the building’s story.
We are looking forward to developing a modern facility with high sustainability standards for NOTE, which is a well-established and important company here in Lund. The project also helps us to strengthen our presence in Hasslanda, which is an attractive neighbourhood, and there is a substantial shortage in the warehouse and production segment.
We are pleased to offer a growth company like Arm the opportunity to continue operating in Ideon Science Park. In addition to the tenant getting nice and customized premises, the property and the surrounding area get a boost. The architecture that gave physical form to Sweden’s first research village has been somewhat overshadowed by parking lots and other surrounding elements. With the renovation, we highlight the original architectural character. At the same time, the buildings get an even better standard.
The operating surplus in the second quarter increased to SEK 764 million, the highest ever for a single quarter. Tenant activity remained strong and net lettings amounted to SEK 21 million. Many tenants are still prone to change, but with a close dialogue, good relationships and a broad portfolio of properties, we usually succeed in creating solutions that are good both for them and for us.
We are pleased that Malmö University is expanding with us, and that the property will be part of meeting this new and crucial societal need. With its functions and its location, the property will be a good complement to Malmö University’s existing premises. The increased presence of the police training course will also have positive effects for Dockan, with further life and activity in the area.
We are happy to see Instabee growing with us, and are happy to be able to meet their needs for a larger space adjacent to their existing operations immediately after the previous tenant vacated the premises.
Medeon’s varied mix of life science companies and its proximity to academies, healthcare, recreation, culture, housing and public transportation means that it offers all the ingredients for a stimulating business climate. We are pleased that Rubin Medical and Swedencare have elected to locate their operations here. Medeon’s planned expansion will further improve preconditions for businesses to establish operations and grow.
This property has a unique location in Hyllie and will be an excellent addition to our portfolio in the area. We will now be implementing several operational improvements at the property, and we look forward to offering our customers a slightly different mix of premises than we have in the rest of our offering in this attractive neighbourhood.
We are very pleased that we could meet Caldic’s needs for further developing their operations. This will be a modern building with high standards for installations, technical systems and certification. For Wihlborgs, it’s important that properties for industry and production also have high sustainability ambitions.
The development of Meterbuen 27 shows how we can provide our tenants with the opportunity to move within our portfolio as their needs change as well as how we can convert a property and meet growing demand from the market. In this case, it’s demand for light storage and logistics combined with offices in an attractive location.
Even in a period dominated by challenges, we have managed to advance our positions and we continue to invest in new, exciting projects. This property has become a positive addition to an area in which we are already established and where we see favourable development opportunities. It is gratifying that we can now provide Hjälpmedelsverksamheten with suitable premises with good accessibility, including to public transportation.
It is gratifying when long-term tenants are able to grow and develop within our portfolio and it will be exciting to continue to follow Murrelektronik’s progress. A former padel hall at the property will now become a modern and functional warehouse and production hall, which demonstrates our ability to transition in light of new needs.
Space is not just an attractive, Scandinavian wooden building that sets a distinctive mark on the growing Science Village. It’s also notable for its high sustainability ambitions. Throughout the entire project, we worked in close collaboration with Veidekke on a ‘right material in the right place’ basis and really challenged ourselves in terms of material use. We are passionate about this building and this area, and we’re incredibly proud to receive this prestigious distinction.
Laziza will be something entirely new for Ideon/Brunnshög, where a mixture of students, researchers, entrepreneurs and employees from major tech companies can be found. Good lunch alternatives cannot be underrated when it comes to retaining and developing areas of innovation.
At Wihlborgs, we are continually implementing small operational changes to become even better and to adapt to prevailing needs. This organisational change will provide us with greater traction for our purchasing efforts, clarify the Director of Projects & Development as a central function using the entire company as a workforce, and increase focus on market processing, regional development and our investments in innovation clusters.
This will be a first step in developing one of many well-positioned properties in the area with a strategically favourable location and considerable potential. The new facility will have high sustainability requirements and will make efficient use of the site with a stable and long-term tenant.
The conclusion of 2023 was incredibly active for Wihlborgs. Never before have we signed new leases with such a high value as we did in the fourth quarter of 2023, SEK 146 million. We also had substantial terminations but once again posted positive net lettings for the quarter, this time with SEK +18 million.
The renovation of Hundlokan 10 is a good example of how we can make major, positive and sustainable changes to the existing portfolio together with our tenants. We are also pleased to continue our partnership with Bravida.
Together with Nordea, we have given the premises a new design that will revitalise the property for the benefit of Nordea’s employees and customers. We are pleased to continue our partnership with a long-term agreement.

The queues to Laziza’s existing restaurants are out the door, so we are genuinely excited to bring the concept to Vista and Hyllie. It will be a welcome addition to the offering and the atmosphere in the entire area. Laziza also takes important steps to increase employment, which is positive for the region’s development.
High Court is a perfect match for our goal to make Börshuset an open, vibrant and dynamic place. Their operations will set a distinctive mark on the new era that Börshuset is now entering. We look forward to beginning the transition and to welcoming more tenants to the city’s best location.

We can only achieve the industry’s goal of climate neutrality if we collaborate and together develop products and buildings that make a real difference. This project is an important step in this direction, and as the customer we have a major responsibility to constantly raise the level of our own requirements, so that the entire chain is characterized by high sustainability ambitions.
While King is moving to a lively and dynamic location with a wide array of restaurants and stores as well as convenient public transport links, this neighbourhood is gaining an exciting new player as a tenant. Malmö remains an attractive city for game developers and we are pleased to provide King with creative space in this context.
Third quarter rental income amounted to SEK 977 million, up 15 percent year-on-year. This was also a record for Wihlborgs in terms of revenue for a single quarter. We managed to once again post positive net lettings, up SEK 15 million, and we are proud of the extended positive trend, which now stands at 34 quarters in a row. We see a continued high level of activity in our market with many new lettings and a large volume of offers which indicates a demand in the future as well.
Together with Malmö University and the City of Malmö, we look forward to creating long-term sustainable, flexible and inspiring buildings that strengthen Malmö’s university clusters and promote a pleasant and dynamic area.
By now establishing an open system in which we own the information ourselves, we can decentralise electricity supply and stabilise and reduce energy prices in time. The solution is particularly interesting from an implementation and investor perspective as it can be scaled up without large, individual investments. The solution is robust and can be quickly implemented as a result.
It is great to see the results being yielded by our hard work over the last few years on enhancing the efficiency of and environmentally certifying our properties, reducing our climate impact and strengthening our sustainability measuring and reporting. It is also pleasing to note that most of the industry is devoting more focus on sustainability activities. Through everyone trying their hardest, and by sharing innovation and experience, we can jointly make a substantial difference.
At Space, we have worked on a ‘right material in the right place’ basis to optimise construction based on factors such as location, weather conditions and function. This means that we have supplemented the use of wood with other green choices in terms of materials. In addition to setting ourselves considerable challenges in terms of material use, meeting SGBC’s NollCO2 standard for laboratory operations has been a learning experience that we hope more buildings will now be able to use.
Väla södra is a sought-after neighbourhood in Helsingborg, with good transportation links and a wide offering of services close by. The property has a high standard and offers good opportunities to combine offices, retail premises, warehousing and production depending on needs. It’s exciting to be able to welcome two new, dynamic companies here.
Wihlborgs’ performance in the second quarter of 2023 is fairly easy to summarise: Our core business continues to perform well. Year-on-year, rental income increased 20 percent for the quarter. When the lease portfolio’s rental income is measured in like-for-like portfolios, it is up 12.1 percent on one year ago. Further reinforcement is provided to this figure by the increase of 1.5 percentage points in the occupancy rate during this period. The outlook for revenue moving forward is also strengthened by the fact that for the 33rd consecutive quarter our net lettings are positive at SEK 14 million for this quarter.
Klædemålet becomes another piece of the puzzle in our aim to build an attractive cluster of properties in the area, and strengthens our opportunities to contribute to the positive development of the entire business village.
We look forward to welcoming CYTO365 and it is great that Berga Flexhus now has somewhat of a MedTech profile. We’ve been able to accommodate three different companies’ needs through various ways of combining office space with neighbouring warehouse and production space.
