By developing the property in line with Hardford’s needs, we strengthen both their operations and the property’s long-term value. The fact that the tenant has also chosen to extend the lease by another eight years is clear proof of our strong partnership.

The high level of letting activity contributed to record-strong net letting of SEK 28 m during the quarter. The occupancy rate remains high at 95.7%, while the average remaining lease term stood at 6.8 years at the end of the quarter. It should be noted that several of the recently signed leases have yet to commence, meaning that the positive impact on the occupancy rate, average remaining lease term and cash flow will become visible as the tenants take occupancy.

Eskilstuna Logistics Park is one of Sweden’s most attractive logistics locations, and we are very pleased to carry out this development. The project generates long-term cash flow and extends our average lease duration, while also offering significant future value-creation potential through the remaining building rights of approximately 11,000 square meters.

We welcome GW Asfalt & Trädgårdsanläggning as a new tenant at SLP. The lease demonstrates continued good demand for strategically located and flexible premises in the Stockholm area, while we achieve full occupancy in the properties.

It is very satisfying to be able to carry out another new construction project in Jönköping, which is one of Sweden's most important logistics hubs. The establishment with Spobik is a clear example of the results that our close dialogue with tenants provides and our ability to meet their needs. Thanks to our close customer relationships and strong demand for our strategically well-located properties, we have been able to extend leases with existing tenants and manage move-outs well in advance by securing new tenants. This demonstrates the strength of our asset management and development model and the importance of working proactively through close dialogue with tenants.

The fact that we are once again signing a new lease agreement well in advance of the current tenant leaving the property demonstrates the strength of our attractive properties in strategic locations and our ability to create value through active management and enhancement.

Through the deal, we strengthen our rental duration and gain a very stable tenant. We also see good opportunities to create additional value by refining the property in the form of extensions, energy projects and leasing out the vacant part.

We are pleased to be able to complete the acquisition of a strategically located logistics property with great development potential in yet another so-called “off market deal”. The property is located by one of Sweden’s so-called “core ports”, which makes the property particularly attractive from a long-term perspective. We are also pleased to welcome Yokohama TWS as a new tenant. The property will function as their Nordic central warehouse and the possibility of expansion on the property means that we are well equipped to grow together.

The transaction will provide SLP with a modern and sustainable, fully leased, logistics property in a prime location along the E6. We are also pleased to welcome Speed ​​Logistics as a new tenant and that through the deal we are extending SLP’s average lease duration.

We are very pleased with the transactions completed during the quarter, where long lease agreements with strong tenants generate stable cash flows and strengthen our average lease duration. At the same time, there is significant value-creation potential—both in the new acquisitions and in the existing portfolio—offering further opportunities for long-term value growth. The conditions for continuing to acquire logistics properties with development potential remain excellent. We have strong acquisition capacity and an active acquisition strategy, continuously evaluating potential transactions where we see opportunities to create long-term value.

Mälardalen is a prioritized growth area for SLP, where we recently made our largest acquisition to date - five strategically located logistics properties in Norrköping and Örebro with a property value of approximately SEK 1.4 billion. In order to continue to develop and manage the portfolio in a sustainable and value-creating way, it is crucial to have the right resources in place. With Peter and Sofia, we are strengthening our capacity in the region, while maintaining an efficient and integrated property management organization.

We are very happy and proud to have acquired this property, which has an excellent strategic logistics location in Gothenburg. In addition, there is a building right to the property with additional development opportunities that can be utilized.

After 15 years in executive positions at listed companies, the time is now right for me to focus on board work. SLP’s business model is based on acquiring, refining and managing logistics properties with a focus on sustainability. Project development has from the very beginning been a key part of SLP as we continuously acquire properties with significant development potential. During his time at SLP, Filip has demonstrated solid competence across a range of projects. It is very pleasing that we have already achieved many of our sustainability goals ahead of schedule. We are also well on our way to achieving our long-term goal of climate-neutral management by 2030. We are now setting an even longer-term ambition, including the goal of achieving net-zero emissions in our entire value chain by 2040.

In summary, we can conclude that we continue to generate consistent value growth through our established and successful business model. With a strong financial position, a relatively low loan-to-value ratio, and internally generated funds, we have significant acquisition opportunities within our existing capital structure. Steadily declining market interest rates, combined with strong interest from our existing banking partners, provide us with excellent conditions to continue our growth journey and create value through active management, project development, and complementary acquisitions.

We see good conditions for significant development potential over time, which is fully in line with our overall strategy
